Especially in times like these when the real estate market is down, it is important for you to do everything you can to gain an edge on the competition in your local market.  Getting a certified, professional home inspector to inspect your home for buyers can be a great start.

In short, home inspections are done to help find problems and defects that must be repaired before putting a property up for sale. Surprisingly, not all sellers do this.

Since many sellers never get a home inspection done on their house, all potential buyers have the right to hire their own professional home inspector before placing offers or buying a home.

So, how can this impact you as a seller?

Well, probably the most obvious impact would be the selling price of the home.  If you do not have your home inspected and a potential buyers discovers defects in your home, it will reduce its value.

To prevent this incident from occuring with your property, hire a professional and certified home inspector.  They will analyze all of the fundamentals, such as electrical connections, heating and air conditioning systems, ceilings, roofs, floors, walls, bathrooms, exterior and interior structural components, basements and attics, doors, window panes, water supply connections, kitchens, septic tanks and surroundings.

Once the inspection is complete, they will record in in a home inspection report, which you can then use to find all the issues and defects that should be fixed. The home inspector may even provide suggestions to help you find the best resolution to fixing your home’s problems.

Now that you have a home inspection report, you can take care of all the problems in your home and help boost its value.

One thing to note is there may be some instances where you will not be able to get a problem fixed.  If you do not want to reveal certain faults or defects, it is best to consult your attorney to see what is and isn’t applicable to disclosure laws in your area.

While this option is available, it is strongly recommended to provide as much information to the buyers as possible to help establish credibility.
